Introduced by the Australian government 20 years ago, the First Home Owner Grant (FHOG) is still making Tasmanian first home buyers’ lives much easier. The grant limit of $20,000 is extended until June 2022, so if you were waiting for a perfect time to build or buy your dream house, this is it. After June next year, the limit will be reverted to $10,000, which is another reason not to miss the opportunity.

Before you get carried away with the immense possibilities of spending this significant amount, you should make sure that you are fully eligible to apply for the FHOG. Without further ado, let’s dive deep and discover whether you can or can’t apply for the grant. In case you don’t fulfil all the requirements, you shouldn’t be too disappointed. We at Platinum Pro can still design and create an extraordinary home for you, no matter the budget.

The Basic List of Requirements for Your FHOG Grant

First of all, you need to be a natural person, which means that you can’t apply as a trust or company. Besides the fact that you need to be an Australian citizen, you must also be at least 18 to apply. Besides this, a grant related to first-time buyers, one of the requirements is that you’ve never owned a home for longer than six months after 1 July 2000, which also applies for your spouse, if you have one.

If you are ready to buy or build your first home, it is natural that you will spend more than 6 months of your first year there, but this is one of the requests too. The term ‘’new’’ home is very defining in this case, and it means that you should build a house that hasn’t been occupied before. On the other hand, ‘’new’’ also represents a house that has been considerably renovated and you will be the first one to enter it and call it home.

Of course, this property must be located in Tasmania, and if you are interested in buying a House and Land Package or building a custom house in the Devonport area, you should contact our professional builders today and ensure yourself a hassle-free home creation experience.

Additional Requests Related to Building Method Selection

In case you want to build your house through a registered builder, you should sign a contract before 30 June 2022 and complete the construction within 24 months of the final contract signing.

For those who are organising the construction process themselves, 30 June 2022 is the last day to start putting the foundation, and the deadline for completion is 24 months also. In case that your future home doesn’t require a standard procedure of concrete pouring, you should turn to the Commissioner of State Revenue and determine what should be taken into account for the initial date.

If you are interested in purchasing an off-the-plan home, the same rules apply as for the first category.

No matter if you are applying through an agent or independently with Service Tasmania, you must present the necessary documentation as proof of identity. The list is a bit longer if you are applying yourself over the Service, so you (and your spouse) need to prepare at least one document from the 4 categories presented on the official website.

Finally, as proof that the planned construction is completed, the documentation you need to submit varies from the type of purchase. For example, if you build a new home, you will present a certificate/permit of completion or occupancy. You can learn everything about the supporting documentation here
